For many clients, a house is the biggest purchase they will ever make. It is important that it be done properly. In representing the home buyer, our attorneys bring an extra measure of scrutiny and care to the purchase. We make sure that our client understands each clause and line item in the title documents and closing documents, and that all questions and ambiguities have been resolved.
We want to review with the home buyer all the ramifications of a purchase, not just before the purchase is closed, but before any contracts or offers are signed. Our fees are probably above the average for this type of service; however, we take care to furnish careful fee estimates or firm quotes to our clients at the outset of the work.
For the Contractor or Supplier
In Colorado, mechanic's liens must be asserted and perfected within a rigid statutory framework. Our detailed knowledge of the relevant laws and procedures in this area allows us to provide clients with quick, responsive service.
Construction contract law is a unique specialty that we practice with the benefit of many years of "real world" experience.
We work hard to give good value for our services. Among the matters we cover are:
- Title: Does the seller have legal title to the property? Does the legal description match the observed boundaries and improvements? What do the subdivision covenants really mean?
- Development: What zoning and development approvals are needed to carry out the client's plans for the property?
- Water Rights: What is the nature of the water rights to be obtained?
- Drainage: Is there adequate drainage? If necessary, Younge & Hockensmith will hire experts to perform the appropriate analyses.
- Uranium Mill Tailings: Radioactive mill tailings and radon gas are peculiar local problems that can be avoided with proper care. Younge & Hockensmith can help the client obtain the appropriate Health Department reports, and help evaluate them.

Property Taxes
In Colorado, ad valorem property taxes represent a substantial part of the overall tax structure. Colorado law places the heaviest tax burden on commercial, i.e. non-residential, property. Under-staffed county assessors don't always apply the required valuation methods to each property, and inequity results. We understand the technical, legal and procedural requirements of tax valuation and review, and our know-how in this area has produced real savings for our clients. In many instances, we can handle tax valuation matters for a fee that is based upon the actual tax savings achieved.
